Powered land in Romania, checked and ready to lease.
Grounded Power finds industrial sites in Romania with real grid capacity (1–50+ MW) and leases them to AI, data centre and high-performance compute operators. We start from the power, not from hope.
Sites with existing grid connections · Exclusive owner mandates · Romania, in the EU
The problem
Compute isn't the bottleneck. Power is.
Grid queues in Western Europe now stretch for years. Projects stall halfway through construction while operators wait for megawatts. Meanwhile Romania has former factories, power plants and mines that already have substations, high-voltage lines and land ready to reuse.
What we do
We turn idle industrial sites into compute-ready capacity.
We find them.
Sites screened against Transelectrica and local grid data, with owners contacted directly. You won't find most of them online.
We check them.
Grid status, connection approvals, zoning, title and access, all checked before you see a site.
We secure them.
We hold exclusive mandates with owners on lease-only terms, so you deal with one counterparty and a clear timeline.

Pricing
Clear fees. Paid when it works.
You should know what this costs before the first call, so we publish our prices. Operators pay a success fee only when a lease is signed. For the first 12 months of a lease, we receive 10% of the monthly rent, paid by the operator out of the rent it already pays. Landowners pay nothing upfront and nothing out of pocket. The feasibility report is credited in full when you sign.
Success fee
For operators. Only on a signed lease.
Charged band by band on the capacity you lease:
- £5,000 per MW for the first 10 MW
- £3,000 per MW from 10 to 30 MW
- £1,500 per MW above 30 MW
Capped at £150,000. No minimum fee. No lease, no fee.
Rent share
10% of monthly rent, first 12 months only.
Paid by the operator directly to Grounded Power, out of the rent. Never on top of it.
It is a share of the rent, not of the property's value or sale price. Landowners pay nothing upfront, and nothing at all if no lease is signed.
Example: rent of £20,000 a month. The operator pays £18,000 to the landowner and £2,000 to us, for 12 months. From month 13, the full £20,000 goes to the landowner.
Phase 1 & extra services
Fixed prices. No hidden extras.
- Phase 1 feasibility report: £5,000 — required for every project. Credited in full against the success fee.
- Site visits: £1,000 per day on site, all-inclusive (travel, accommodation and expenses). Travel days are not charged. Minimum 3 invoiced days.
- Drone, LiDAR and survey partners: at cost plus 10%, itemised on your invoice.

Rent share, first 12 months
From month 13, the landowner keeps 100% of the rent.
Not an extra cost to the operator. It comes out of the rent the operator already pays.
- No lease, no success fee.
- Every fee agreed in writing before we start.
- Paid by both sides, and both sides are told.
Why Romania
EU jurisdiction. Spare power. Lower costs.
- Inside the EU, with GDPR and EU law
- A large existing high-voltage grid and a strong share of hydro and nuclear power
- Industrial land and labour costs well below Western Europe
- Fast fibre and access to markets in Central and Eastern Europe
Generation mix, 2025
Two-thirds low-carbon. Anchored by hydro and nuclear.
Romania's electricity comes mainly from hydropower, run largely by state-owned Hidroelectrica, and from the two CANDU reactors at Cernavodă, which together produce about one fifth of the country's power. Wind and solar are the fastest-growing sources: solar output rose from 3.4 TWh in 2024 to 5.0 TWh in 2025.

Connectivity
Fibre-grade connectivity, among the fastest in the EU.
Romania's median fixed broadband speed ranks 3rd in the EU and 15th worldwide, more than twice the global median. That matters for data centre and edge workloads.

For operators
Fewer site tours. Better sites.
Every site we put forward has been checked for grid capacity, ownership and lease terms before you see it. No brochures dressed up as data.
For landowners
Your idle site has a power connection. That's worth something now.
We bring vetted international tenants, check their funding before any introduction, and negotiate long-term leases. You keep ownership, and there's no upfront fee.
Why Grounded Power
